and structural cracking.

Customer Tips

Problem: Can't find the source of water.

Solution: To determine whether the water is coming through the wall from the outside or if it is inside condensation, tape a twelve inch square of aluminum foil to the wall that is prone to dampness. Seal all four sides as airtight as possible. In about two days, check the foil. If the side facing the wall is wet, the problem is water seepage... If the outside of the foil (facing the basement) is wet, it's condensation.


Problem: Defective, clogged, or non-existent gutters and downspouts allow roof water to form puddles or wet soil near or against the basement walls and enter through cracks or openings in the masonry.

Solution: Clean and inspect your gutters. Install new gutters and downspouts if necessary. Keep them free of debris. Where leaves and twigs may collect in a gutter, install a basket-shaped wire strainer over the downspout outlet or install a gutter protection product. Repair gutters and downspouts as soon as the need presents itself.


Problem: Unprotected basement window wells act as cisterns during heavy rains and allow water to come in around the window frame and below windows.

Solution: Windows, or parts of windows below grade, need to be protected by metal or masonry window wells with bottoms consisting of gravel to allow for good drainage. Clear plastic bubbles are available. These are used to cover the entire window like an awning.


Problem: Atmospheric moisture causes condensation on cool surfaces in the basement, especially walls, floors and cold water pipes.

Solution: Insulate the pipes. Make sure there is adequate ventilation. Sunlight and air movement can quickly dry out a basement. Ventilation needs to be regulated according to weather conditions. During times of hot, humid weather, or long rainy spells, keep your windows closed. The air outside will contain more moisture than air inside the basement. Also, during warmer weather, use an air conditioner to cool and dehumidify the air. Sometimes installing a power vent fan on a timer may be all that is needed to minimize humidity problems.


Problem: Leaky plumbing or other sources of wetness, such as clothes hung to dry on a basement line, will cause humidity to rise in the area, causing condensation.

Solution: Repair plumbing as soon as possible. Open windows or dry your clothes either outside or in a clothes dryer that vents to the outside. If the problem persists, try using a large capacity dehumidifier to eliminate the problem. Again, a power vent fan, installed on a timer, may be all you need to take care of your humidity problems.


Tips For Choosing A Waterproofing Contractor

  • Deal with a company that has a good reputation in the community. Find out if the company is insured, and is bonded, licensed and certified (where applicable).
  • Beware of salespersons or contractors who ask for large payments in advance. Reliable contractors generally do not require more than a minimal down payment.
  • Obtain written estimates from at least three contractors. Compare the cost of the work to be done,
    the depth and placement of the system, the quality of materials to be used, and the cost of financing
    the work (if applicable).
  • In Indianapolis, contact the Better Business Bureau, (317) 488-2222. Have the BBB staff check the record of the contractor you're considering. They can tell you if the company's license is in good standing, if there are any complaints, and of what nature, and if the complaints have been resolved.
  • Check each contractor's reliability with the local Better Business Bureau, previous customers, and friends, who have dealt with the same problem.


Tips To Remember...

After selecting a contractor to do the work, ask for a written contract in accordance with the estimate. Read this contract carefully before you sign it. Make sure you thoroughly understand its contents. If you have any questions, ask an attorney to review the contract for you.


The contract should include the following:

  • The contractor's name, address and telephone number.
  • A full description of the work to be done, and a list of the materials to used.
  • A provision that no change in plans or specifications may be made without the homeowner's written approval.
  • Details of payment amount.
  • A statement that the contractor is responsible for insuring his employees against possible injury
    on the job.
  • A warranty or guarantee with all conditions spelled out. For example, if what the contractor provides doesn't solve the water problem, what is the company obligated to do and what are the alternatives?
  • If you plan to finance the work and the contract terms could give the contractor a lien, mortgage or other security interest on your home, or if you are solicited by a door-to-door or telemarketing salesperson, make sure the contract contains a provision allowing you to cancel within three business days after signing it, without penalty.
  • When signing the contract, make sure that all blanks are filled in, and that it contains everything the contractor promised. Do not rely on oral guarantees.
  • Make sure you have a copy of the written contract, signed by both parties, should you have trouble with the contractor later.
  • If and when the contractor requests your signature on a completion certificate, inspect the job carefully to see that the work has been done satisfactorily before signing.
  • Be wary of high pressure telemarketing solicitors calling to offer free inspections. Once in your home, most of these companies subject you to enormous high pressure sales tactics. It's always best for you to choose the contractor, not the other way around.
  • Don't give in to high-pressure techniques, such as, "the price is good only for today".
